The Project
Some land does not change hands often. London's Landing sits on Bon Secour Bay,
thirteen acres on Plash Road in Gulf Shores, Alabama. Ten and a half of those acres
are permanently held in conservation. The remaining footprint is entitled and
engineered for an eleven-unit coastal pod, a twelve-slip private pier, and a community
pool.
Entitlements and Infrastructure
Baldwin County subdivision approval is in place. The driveway permit is approved.
Phase 1 infrastructure is built. Parcel lines, wetland edges, and slip placements are
engineered to plan by EDG LLC of Pelham, Alabama. Permits, surveys, and
engineering drawings transfer with the project.
The Opportunity
London's Landing is offered as a whole-project sale to a qualified developer or
investor. No individual units are offered for sale, reserved, or available to the public.
The project is conveyed as an entitled and partially-built asset, positioned for vertical
construction by its next owner. A confidential Offering Memorandum, county
permits, engineering package, and project survey are available to qualified parties
under executed Non-Disclosure Agreement.
The Location
Bon Secour Bay sits inside the Bon Secour National Wildlife Refuge corridor on the
Alabama Gulf Coast. Twenty minutes from Gulf Shores public beach. Ten minutes
from Foley dining and retail. Forty-five minutes from Pensacola International Airport.
Baldwin County remains one of the fastest-growing counties in Alabama, and the Gulf
Coast short-term rental market continues to expand year over year.
